Most states let you confirm that a buyer has bought property. Arizona goes further, because the Affidavit of Property Value is sworn, appended to the deed and recorded with it. Our purchase history and the prices in it are public at the Maricopa County Recorder.
We would rather lead with that than with adjectives. Search the entity on any contract we send you, read the affidavits on our recent deeds, and see whether what we buy and what we pay match what we have told you. If they do not, do not deal with us.

What We Buy
Fire-damaged property across Maricopa County in any condition: single-family houses, duplexes and small multi-family, and cleared lots. Claims open, settled, denied, uninsured. Owner-occupied, tenanted, vacant, inherited. Block construction, frame construction, and everything between.
Where we decline it is usually geography. Outside the county we are the wrong buyer and will say so rather than take the enquiry and waste your fortnight.
How the Number Is Built
Finished value of a house on that lot, less the cost of getting there, less carrying cost, less margin. In Arizona there is no transfer tax line at all — a flat two dollar fee on the deed and a recording charge is the whole of it, which is a structural advantage for you rather than anything we can take credit for.
The two lines that make offers differ are the shell and the schedule. Whether the masonry survived, which decides how much rebuilding is required. And whether the buyer has scheduled the county dust permit and the asbestos notification alongside the city demolition permit, which decides whether their timeline is real.

The one place that last point genuinely aligns with your interest is the climate. A property open to weather through a Valley summer loses value fast, so a decision made in six weeks is usually worth more to you than the same decision made in six months. That is true whoever you sell to, and it is true if you decide not to sell at all.
We are also not several things. Not brokers, and we take no commission because we do not represent you. Not public adjusters, and we take no part of your claim. Not contractors, and we do not bid repairs. Not contract assigners; the entity that signs takes title. And not lawyers, which matters where a trust, an estate or a bad faith claim is involved.
When Somebody Else Should Buy It
A rehabber, where the block walls came through. A sound masonry shell is worth more to somebody who will actually build inside it than to a buyer pricing a clearance. On those properties a local rehabber should and usually does beat us.
A lot buyer, where the parcel supports substantially more than what burned. They price the dirt against what may be built.
Nobody — you should keep it. Where the shell survived and the repair sits well below finished value, restoring and listing nets more than any cash offer including ours. Our written figure says so when that is what the numbers show.
